Why Power Comes First
Usable electrical capacity in Ontario is scarce, increasingly contested, and takes years to develop from scratch. The sites that matter — sites with existing grid connection, adequate capacity, and practical development characteristics — are finite and increasingly sought after.
DSCI's approach is to originate sites where power already exists or can be practically developed — then build the opportunity around that constraint. This is not a preference. It is the only sequence that produces viable AI data centre projects in the current Ontario market.
A site without power is a construction project. A site with power is an infrastructure opportunity.
What We Look For in a Site
Existing Grid Connection
Sites with an active or recently active utility connection — industrial, agricultural or commercial — that can be assessed for capacity and upgrade potential.
Proximity to Transmission Infrastructure
Sites within practical distance of transmission lines, substations or distribution infrastructure that can support the power requirements of a data centre development.
Developable Site Characteristics
Adequate land area, appropriate zoning or rezoning potential, reasonable access, and site conditions that support data centre construction and operation.
Utility Engagement Potential
A utility environment where capacity assessment, interconnection discussion and power agreement structuring is practically achievable within a development timeline.
Securing Position Before Full Commitment
PowerHold™ is DSCI's proprietary site-control and power-reservation framework. It allows qualified partners to secure position on powered sites before full project commitment — protecting the opportunity while due diligence, partner assembly and capital structuring proceed.
PowerHold™ is designed for the reality of the current market: powered sites move quickly, and the window between site identification and competitive interest is narrow. Partners who engage early through PowerHold™ secure their position in the development sequence.

DSCI's operational focus at launch is Ontario — a market with established grid infrastructure, a strong policy environment for technology investment, and growing demand for Canadian-controlled AI compute capacity. Our longer-term ambition is Canada-wide. We support the development of Canadian-controlled AI infrastructure and Canada's long-term sovereign compute capability. DSCI does not currently provide sovereign compute or own operating sovereign-compute assets.
