Our Capabilities
Powered-Site Origination
We identify and secure sites with existing or developable electrical capacity. Land without power is not a data centre site. Our origination process evaluates available grid capacity, proximity to transmission infrastructure, site characteristics, and development feasibility before any commitment is made.
DSCI works with landowners, developers and municipal stakeholders to identify and structure site-control arrangements on powered sites across Ontario.
Power Strategy & Utility Interface
We coordinate with utilities and power authorities to assess capacity, navigate interconnection, and structure power agreements. Power strategy is not a downstream task — it is the foundation on which every other project decision is built.
DSCI manages the utility interface process, working with qualified electrical and power engineering specialists for regulated scopes.
Project Screening & Feasibility
We evaluate sites and opportunities against technical, regulatory and commercial criteria before committing capital or partners. Rigorous screening protects all parties and ensures that only viable opportunities advance.
Screening criteria include power availability and cost, site characteristics, permitting environment, market demand indicators, and partner fit.
Site Development Coordination
We manage site preparation, permitting and development coordination, working with qualified specialist partners for regulated and construction scopes. Site development is a multi-party process — DSCI holds the coordination role.
This includes environmental assessment coordination, municipal engagement, civil and geotechnical work coordination, and permitting management.
Infrastructure Partner Coordination
We bring together data centre shell, modular, EPC and systems-integration partners to deliver the physical infrastructure. DSCI does not self-perform construction or regulated engineering — we identify, qualify and coordinate the right specialist partners for each project.
Partner types include data centre shell developers, modular data centre providers, EPC contractors, and systems-integration specialists.
Capital & Financing Coordination
We work with infrastructure investors, project-finance lenders and strategic capital partners to structure and fund development opportunities. Capital coordination is integrated into the project development process from the outset — not added at the end.
